Rules and Regulations

 

Accommodations: are limited to the number of people listed that the property will sleep. Overcrowding will not be allowed.

The only exception is an infant in a crib. Misrepresentation by the guest will result in guests being asked to vacate the property immediately, without a refund.

Campers, Motor homes, and large buses will not be allowed at ANY Properties.

Furnishings: All units are completely furnished except linens, toiletries, and paper/cleaning goods.

Linen rentals are available upon request.

Owner Discretion: Owner and/or their agent reserves the right to refund deposit or discontinue occupancy (with or without a refund), if in the owner/agents opinion tenant is detrimental to premises, or is disturbing the peace of the neighborhood. Owner/Agents are not responsible for personal injury during your stay.

Damage Deposits: Each rental property will be inspected on the day of departure. Providing there is no damage, check out was made on time, rules and regulations were followed, and no long distance calls, etc were billed to the property, if you paid a refundable damage deposit it will be refunded in full within 30 days of your departure. If damage or fees exceed the amount of you will be billed for the difference or the balance will be turned over for collections.

Repairs & Maintenance: All equipment should be in working order upon arrival. Please report any inoperable equipment and we will do our best to correct the problem as soon as possible. No refund, rebate, or reduction of rent will be made for the failure or breakdown of air conditioning, appliances, golf carts, wifi or other items. If a service request is made after 5pm the request may not be handled until the following day, depending on the nature of the situation. 

Locked Closets: Some units have locked closets that are not included in your reservation. The property owner may have personal items stored for convenience. Please respect the locked closets/rooms.

Left Items: The owner/rental agent will not be responsible for any items left behind in the property. If you request that we pick up and mail items that were left behind you will be billed for shipping and handling.

Funds: received by the Owner/rental agent under this agreement shall be applicable to cancellation policies. While such funds are in agents possession any earnings derived from these funds belong to the owner/rental agent.

Lost Keys: Please notify the our office immediately if a key is lost. There is a $10.00 charge for a lost key. If a key must be issued to you after normal business hours (9am-5pm) there will be a $25 fee due at the time of service.

Security: We are not responsible for lost or stolen items during your stay. All doors/windows to properties and vehicles should be locked. All golf cart & chargers should be secured property.

Weather Notice: We hope that you have beautiful weather during your stay, but weather can be unpredictable at times. We absolutely do not give refunds or discounts for bad weather.

Internet- All of our properties have wireless internet, however, internet is a luxury not a necessity and therefore it is not guaranteed. Our internet connection may or may not support streaming. Absolutely no refunds will be given in the event that the internet connection is not strong enough, buffers or does not work. If the internet is not working feel free to call our office and we will have someone fix it during normal business hours. Please DO NOT call the emergency after hours number for internet issues. Charges may apply.

HURRICANES: You will be refunded a portion of your reservation ONLY in the event of a mandatory evacuation.

Construction: If you are renting near a property that is under construction please be tolerant. If you have any problems we will ask the contractors to be more considerate with respect to start/quit times, but no refunds or transfers will be made.

 

ABSOLUTELY NO PETS ALLOWED ON/OR IN ANY PROPERTY, NO FIREWORKS, NO HOUSE PARTIES, NO GRILLING ON DECKS OR BALCONIES, NO MOVING FURNITURE, AND NO PHONE CALLS OR MOVIES, ETC. BILLED TO THE PROPERTY.
